I have worked on this lock a few time but it continues to have problems. The customer would like to replace the lock but I have not been able to find a supplier that sells anything close. Does anyone know where I can find a replacement for this lock?

OP is in Arkansas in case that helps narrow down which lock manufacturers were popular in that geographical area.

Considering the uniqueness of your client's lock, Marks is a manufacturer that you might want to look into. I was just looking at their lineup of mortise locks on their website, and they seem to have a few trim styles that are close to what's on the door now. If an exactly-matching trim is critically important, there are several manufacturers of residential mortise locks such as Omnia, Emtek, Baldwin, LaForge, etc... who might make a closer, if not identical style. But unlike with Marks, these brands may limit you to a 2-1/2" backset and a handleset on only one side of the door, never mind their lack of longevity compared to a real commercial grade lock.
I wish I could help you out more by posting some links to catalogs, but I'm not sure if that's allowed considering that this is my first post.

Didn't Tyler have a nice post about filling the mortise pocket with wood and then reboring the door for a new lock such as US style deadbolt or another sized mortised lock case, like a more common size from Marks or some other company that still makes them? Is Baldwin still making mortise lock sets?

Accurate does indeed make a double-pitcher handle mortise lockset, their mortise locks are among the cheapest and junkiest I have ever worked on, and that even includes the Xbouvet, which was #1 on my junkiest ever mortise lock list, until I discovered Accurate and their junky product

I've worked on a few older versions of this type where the owner wanted to retain the vintage lock. Don't think it is a regional thing, but I am also in Arkansas--southwest corner

Marks is a decent affordable replacement. Some minor surgery may need to be done for stuff to fit right. I'm not real fond of Baldwin-the bolts are hard to throw.

I have taken many Baldwin mortise locks apart, cleaned & greased them and returned them to service, The bolt works fine when they are greased with a little Superlube Teflon grease I bet your double-pitcher handle old lock was made by Corbin--Only double pitcher replacement made that I know of is made by Accurate While I don't like their prices, the last one I installed from them is still working fine after almost 20 years

From what I've gathered in Marks' catalog, they do produce several mortise locks with double handlesets. However, such offerings seem to be limited to double cylinder variants like apartment or storeroom functions. My guess is this was originally a double mortise cylinder, and a store front application. The current cylinder and thumb turn do not match finish of other hardware--could these be a local Ace product that do function well in this application?
Several days since OP's query; no reply and no response to request for details on the problems he is having

Agreed about the bolts and the kind of lube.
