I had some weird idea as to what a "hinge doctor" was, so I checked it out!
Would it not be just as quick to replace the hinges ? And cheaper, they start at $40 odd you need a commercial and residential one, we're now at over $100.

How often would you use them ?
I have worked in old Georgian buildings and not come across hinges that needed the treatment described, I have never come across hinges needing such treatment. Also would the tool not impress on the door and frame as your "fixing" the hinge ? Leaving you with some damage to fix.....

Anyone used this type of tool ?
I am not dissin it just my thoughts on my understanding of what it does and how it works.

I use one at work all the time, but not for correcting sagging hinges. It doesn't touch the door or frame, just the hinge itself. It hasn't damaged anything yet...

I use it primarily to adjust the reveals on new door and frame installations, rather than the old method of shimming the hinges. It's much faster than shimming.

Old sagging hinges are another matter. Most often, it's not the hinge that's sagging, but the hinge screw holes are stripped, or the hinge mounting plate on a metal door has broken loose, allowing the door to sag. The Hinge Doctor is of little use in such cases.

I'm not trying to rain on your parade, but if the doors are badly abused the Hinge Doctor might not make much of a difference. It bends the hinge, so there's a limit to how much you can go before the hinge binds on itself.

In my experience with the tool on typical steel doors 3'-0" x 7"-0", the Hinge Doctor is able to raise the latch side of the door about 1/4" (sorry, I don't speak metric ) before the hinge binds and preloads the door. Maybe that's enough for your use, but the fire doors and service corridors I see are usually too beat up for 1/4" to make a difference.
