I have just done a master key system for a B&B with 16 rooms and they want me to hold a set of keys.
The thing is what do i charge for the year,i whent for £100per year how does this sound.

I don't know how much that is in AUD, but it might be a sign of good will to hold onto a set for them for nothing. You'd have the keying chart anyway, you can always cut them a new key from that.

Hold on to a set for what purpose ? If the police know you are a key holder you may get a late night call, for example if the alarm goes off ? Hold a set if they ask if for no other purpose than to cut a new set from but maybe cover yourself by putting them in a sealed envelope that they have signed etc so there is no possibiltie of anyone else using them.

if you can, just keep info on the keys (so you can cut from code), i'd keep this info itself encrypted, rather than have a bit of paper with their address and key details in your filing system.
i'd also keep it for free if asked, it's these simple acts of kindness which make people recomend you to others.

you also want to look into your insurance and vault conditions for holding keys, as if an unexplained break in you could become liable, loss of keys or if stolen etc.

i think you will find apart from regulations on being a key holder, you will have to comply with strict insurance guidelines and have a cost for this

Phone around security companies for quotes, it costs a fortune. It's all about liability, insurance and the risk of a gunmen turning up demanding the keys.
If you have just done a MK system then keep the info as suggested. Even if you have a set of keys only admit to having the information and do that for free.
