Hi everyone
Was hoping somebody out there could explain this to me.
Got called back to a property I had previously attended for a letting agent :cry: as the handle on the outside of the door was just spinning and not operating the multipoint locking strip in the door (the first visit was for a loose handle which I repaired) when I stripped the handles off the door the spindle running through it is split in the middle and therefore the handle on each side of the door works independantly, unfortunatly the spindles appear to be too short and seem to be coming out of the mechanism and therefore causing the handle to spin.

Has anybody else come across these split spindles and if so do you know why they are split (is it fire regulations as the property was a first floor apartment).

Any help would be appreciated as when i put the handles back on all seemed to be working fine again :?

We deal with a lot of these fitted to Local Authority properties. The inside handle works the latch, but the outside handle only works the deadlocking and the latch has to be withdrawn with a key. Therefore the latch acts as a security measure so that it cannot be undone from the outside without the key, to stop someone following you in. When dismantling these handles with a split spindle, there are normally two springs, one in each handle that keep the bar pushed into the correct position. They are not fixed and can easily be lost. A temporary measure is to pack the end of the handle until you can replace the springs. Hope you find this useful - Eddie

Normally you get the split spindles on the front door and a solid spindle on the back door. Its so that the front acts like having a night latch and the door cant be opened by anyone but out the back its not as important.

So would I be Right in saying the split spindle is not for any fire regulations only for extra security and therefore i could quite easily replace the split spindle for a full one which would get rid of the latch option and cure the problem of the handle spinning on the outside.

I attended another apartment in the same block and the customer was complaining about needing his key to get back in when he hadn't locked the door as he had popped across to a friends apartment a number of times and managed to lock himself out as he had forgotten to pick up his key (the door frame is a bit of a mess now where he has forced his way back in a number of times)
