Its a job for a locksmith i would think. Electric access can be bypassed but not 'picked' so won't be discussed in these forums.

Call a locksmith.
Reasons:
a) You goal is to get into the room, assuming you have a right to be there, so calling a locksmith is faster than fiddling around with it. Sure, that costs money, but as you state you need to replace the lock anyway.
b) I am not sure if those locks are public or advanced section material, but even if it was public, most likely no one would go and tell you because people popping in and asking how they can bypass this or that specific lock are considered suspicious.
c) Even if you were to get any kind of advice on how to bypass this, chances are that it won't work anyway because as you say the lock is faulty.

No i dont sleep lol
A lockie should be able to service or replace the lock if needbe as said,
Where are you in the world? I would charge £40 to come and open and service the lock if it needs replacing i would then add the cost of the lock on that but in London etc you can double that.
P1ckf1sh, you were 13mins too late and i did it in half the time, parapilot wa sbetter at 2 mins after me lol

But my math is better than yours. I posted 7 mins after you did.
Shouldn't you be raking the garden to find some HU066's before your dog chokes on them?

He is closer to the ground, unless you are really tiny and he is an Irish Wolfhound or something. And he smells better.
