I know this is asking much... but I'd like it if the locksmiths here who have engaged in contract with property owners and institutions, could please scan copies of their contracts and proposals (blacking out sensitive information) and post them here. If you have no place to upload files, there is www.tinypic.com or you could email an attachment to the address in my profile.

I'm looking for contracts to model my own contracts and proposals off of, in particular, contracts for regular rekeying jobs and access control, offering the property owner or institution a discounted or flat rate. The contracts might outline specifics about a minimum or maximum amount of work at a % discount, or flat monthly fee for unlimited work, etc.

I'm not sure if many locksmiths do this or not, but why re-invent the wheel. :D

I do have a number of "contracts" with property management companies but they are all verbal agreements in "Good Faith".

Other locksmiths I know locally also work on this basis.
There seems to be a reluctance to make anything legally binding by using a contract.

Ditto, but if you can get a written contract you are set. One of the ways that I've seen locksmiths get "contracts" is to use a restricted/high security lock and key system. This in essence contracts that customer to you unless they want to replace all their locks.

Well, I need some proposals and contracts in writing. I have 2 apartment complex landlords who I have verbally proposed to, and they suggested I give them a written proposal to submit to their manager. So no agreements have been made, and I want to offer multiple solutions to find and meet their specific needs. Ie, they'll tell me which suits them best.

I also received a call today from a construction outfit who needs a locksmith to masterkey the new elementary school they're building. He told me that they are interested in hiring me, specifically, so I guess word has gotten around-- and he wants me to fax them a proposal of costs. My obligations are key stock, pin stock, designing a master key system, and pinning the locks. I'm going to clearify if I'll need to remove/fit/drill/hang the locks and doors, but I'd like a guideline of how someone writes a proposial INSTEAD of an invoice for this type of work. Invoice comes after, and I assume it should match the accepted proposial/ aka contract.
